This however is the completed project. With the application of a sealer coat every year or so depending on usage before rain season, this deck will last the life of the building.

The Brown Coat is dried and hardened and ready for the color coat. The Desert Crete on the deck is ready for the texture coat, which in this case will be a smooth trowel finish.

This application is called the 'Brown Coat.' After this coat dries and hardens we will apply the final coat or 'color coat.' Once the color coast has dried we will prime with Eff-stop and paint it up on this particular part of the job.

Here is the new cantilevered end deck joist installed. We were able to leave some of the stucco on the deck itself. I'm of the belief that it was the wire in the stucco that was holding this deck in place as the floor joists were at about 20 percent strength due to the water damage incurred.

The end joist replacement demands extra care and caution as it holds the weight of the roof and wall above it. Extra shoring and hydraulic jacking must be performed with utmost accuracy and care as the slightest miscalculation could potentially cause a collapse of the structure.

Deck Repair San Clemente
If there ever was a term for this particular buildings design, it would be in the line of, "building for future jobs! or we never build a house we won't come back to fix! Unfortunately, the builders are long gone and the owner holds the bag.
The more I open up on this job the more rot I'm finding. Critiques are a dime a dozen but I have never in all my years seen such a mess. Only one contractor has said he's seen worse and that was the old Villa in Dana Point which they eventually torn down. The damage here is on the outside of the building on the deck, has not infiltrated into the interior structure, so will be corrected to avoid such a loss. Stay tuned as the "Rot-warriors have arrived."

Deck Repair San Clemente
This is what happens when some hack contractor makes it 'look good for now,' and throws workmanship out the window. This deck had the original sheathing and waterproofing, saltile tile on top of that, and another membrane and waterproof system on top of that. They sold the house because it looked good, but left some serious water damage as a result.
